You may remember I was asking for other investment ideas on here a few weeks ago. Well I thought Id share with you all a deal I have just done as you may also have these opportunities on your patch but not realise they are there.
As some of you know my background is estate agency. 25 years.
I have a site that is pretty decent. A social club that has been struggling financially for years and was on the verge of closing and being sold. One of those big old victorian buildings, 3 floors and loads and loads of space that they dont use any more.
After a chat with the secretary of the committee I introduced him to an estate agent and developer I knkow. They have done a deal where they are buying the building from the club, converting all the unused space into 9 flats and giving the club back the bar area on a 1000 year lease with peppercorn rent.
Everyone wins, the club will stay open, has loads of money and lower costs, the builder will make money on the flats, the estate agent will make money from selling the flats and I keep the site and get a nice introduction fee from the developer.
All becuase the secretary told me the club was going to close. With the amount of pubs clubs going under these days just bear it in mind, you couold think you are losing a site but it could be an opportunity!!!

Great Idea Andy, thinking out the box, I like it!
The problem with this, at least in my part of the world, is most Pubs and Clubs don't actually own the free hold of the building they are trading from.
Always worth asking though, I know a few pubs in exact same position as Club you helped out!
What postcodes do you cover, Andy??
